What Did we Learn at the Tail End of Q1?

Key lessons here are that each market is really telling its own story!

The national averages are helpful, and we should be mindful of those trends and stay conservative.
The more you focus in on an individual market, the greater the occurrence of and subsequent need for nuance.
Most of the top 50 markets saw increases in single home rent rates.
The multi-family market had a bit more complexity, but also a number of those markets have seen big inventory increases in multi-family properties, creating some listlessness in the data.
Rents are still increasing year-over-year, if not as exponentially as in years past.
We're seeing a marked increase in Move-In Specials and Deals, likely caused by an influx of newly built properties.

Now that 2023 has ended, we can see how U.S. rental market has been affected by 2023's influx of new apartments , as well as ongoing economic uncertainty. Rentcafe.com's year end competitivity report has now given us data on exactly what the numbers are for this time, showing both big growth in competition, and stagnation in demand.

First, Rentcafe.com reports that "vacant apartments stayed on the market for 38 days, on average, with nine prospective renters competing for each available unit. That’s almost one week longer than last year (32 days) when as many as 14 apartment seekers were competing for the same available unit.

Meanwhile, about 94% of the rental apartments nationwide were occupied, which was significantly below the 95.3% occupancy rate at the end of 2022. That’s mainly because renters had more apartments to choose from this year as 1.89% of the available rental units have been built since January. By comparison, in 2022, the share of newly built apartments represented just 1.5% of the available units during that year.

Furthermore, as new apartments surged this year, many renters chose to move out rather than renew their leases. More precisely, 60.2% of renters decided to stay put in 2023 as opposed to the 62.7% of renters who renewed their leases at the end of 2022."

60 percent of searches on Apartments.com are for city and state, such as “Denver, CO”? Searches of this type make up 214 million searches on the site each year, with the remainder of searches by ZIP code, street address, neighborhood, community name, or point of interest.
While we saw lots of growth in the MidWest, Coastal areas remain very popular.
Managed Supply Growth is a common theme, with the huge amount of new builds limited in these more urban areas.

Good credit is crucial for approval, and it can also help keep your deposit amount low.

Over. the past three years, the average credit score needed to rent an apartment has been going up one point each year. Specifically, according to Rentcafe.com's analysis of more than 5 million lease applications nationwide, the average credit score of renters in the U.S. was 638 in 2020.

You should also knowcredit scores can also vary widely in different types of buildings. For example, renters in high-end buildings had an average credit score of 669 last year – just 43 points separated them from renters living in mid-priced buildings, whose average score was 626. Meanwhile, the credit score of those living in low-end buildings was 597, exactly 29 points below that of renters in mid-range apartments.

Markets are continuing to plateau, but we prepared for this.

We've expected to see markets remain stagnant going into 2024. We've been working with Owners for years, working to ensure that we are steadily increasing to match the market, with small annual increases as needed. If you've been working on making these small increases, you are all ready for this stagnation.

Ensure that you are staying on top of regular preventative maintenance, and limiting long-term costs. This time will pass, and new employers are moving to Savannah, creating new demand in the future!

In the meantime, we see slight downturns in Atlanta and Jacksonville, a larger one in Augusta, but also some small increases in Fort Lauderdale and Charlotte.

ShowMojo Recently out together their mid-year thoughts based on the mid-year data. Here's what we learned:

The advantage of suburban and rural rental properties is gone. Immediately following the pandemic, folks were looking for rentals with more land, and less amenities, opting for a space for pandemic puppies and hobbies. In 2023, markets are trending back towards the amenities of city living again.
A cooling is happening and homes are sitting longer. We've all started to feel the cooling and now we've got to adjust. Properties are no longer renting for the highest dollar at record speeds. We're having to choose between high rent rates and time on the market. Be more willing to make fast adjustments than in years past. We can still list high, but it's best to not dawdle when reacting to slow interest.

Look, housecleaning is no one’s favorite, but it must be done! At the end of the day, who feels like scrubbing floors, doing even more laundry after work or spending their time off chasing dust bunnies from under the sofa? Here’s some tips from pros to help you stay on top of the chaos, so you don’t find yourself under it!

According to Pam Clyde, the president and professional organizer at BritLin Cleaning LLC , it can be as easy as creating an official cleaning schedule and maintaining it! Here’s some tips from pros to help you stay on top of the chaos, so you don’t find yourself under it!

Get a headcount

The number of people (and pets) living in your house can really make a difference when it comes to when and how often you should be cleaning, according to Clyde. If you’re living alone, you may have to clean less often than someone who is living with a full household, kids and pets! Think about how many people and pets you’ll need to care for when planning your cleaning routines. Also, delegate those tasks you can to family!

Consider your lifestyle

Pay attention to the things you do every day that contribute to household messes. Love your furry family member? Prepare to do lots of hair removal, vacuuming, and picking up toys! Love to cook? Plan to clean the kitchen nightly! Which brings us to our next point!

Don’t let dishes pile up.

Most people maintain some amount of cleaning most days (if not every day of the week), and most of us can from some form of daily cleaning no matter how many people you have in your home. Dishes are number one in daily cleaning, as staying on top of this one task makes you home smell and look better, and it can prevent pests! Make a habit out of loading and unloading the dishwasher each day, putting away anything that has been hand-washed, and keeping dirty dishes from piling up in the sink.

Do a weekly deep clean.

All of those daily items will help make your weekly deep-clean a little bit easier. “Weekly is my favorite interval for the deeper cleaning chores: showers, toilets, sinks, countertops, floors, and dusting,” she says, adding that you can also tackle these tasks bi-weekly or monthly if it works better for your schedule and messes. Just remember, the more time between cleans- the longer it will take!

Keep up your routine.

Knowing when to clean your home is only half the battle. Oftentimes people (myself included) can push these tasks off when life is busy. Clyde says there are a few easy hacks to ensure that you keep up with your new routine once you set it.

“Make it fun and involve the entire family,” she says. “Create a star chart for kiddos to earn for helping with daily chores. Heck, if adding star stickers to a chart motivates you as well, make one for everyone in the family.”

“If you are a list maker, add the tasks to your weekly planner so they can be checked off,” Clyde continues. “Having a checklist on the refrigerator or bulletin board can be super motivational, because it is right there staring at you every time you walk by.”

Searching for an apartment is stressful! It’s hard enough to know how, when and where to look, and how much you’re willing to pay for rent each month. Add friends or roo mmates into the mix with different ideas, schedules, budgets, and opinions, and things get complicated fast! We’ve got tips on how to make it as low-stress as possible!

Decide on your budget

Start by talking about the most important thing: Money. Discuss everyone’s ideal budget, and agree on a monthly number that everyone is comfortable with. If splitting rent straight down the middle doesn’t make sense, determine who is willing to pay more for a larger bedroom or a room with a private bathroom.

Talk about your rental history

Most landlords and property managers (including Palm Property Mgt.) require you to provide six weeks of income documentation, submit to a credit report, and a background check to ensure you’re a qualified. Palm Property Management actually works with a screening company to make sure that Residents are treated fairly throughout this process.

It’s important everyone communicates any potential issues regarding these requirements (such as debts, past evictions, or any other issues) that could prevent you from being approved. If necessary, consider getting a cosigner.

Pick a neighborhood

With your cost of living budget out of the way, it’s time to determine which neighborhoods you like best. Pick a few different neighborhoods so you don’t put all of your eggs in one basket.

Get on the same page

Talk about what everyone expects out of their future apartment and be conscientious of those throughout your search. If you have to have in-unit laundry, let your future roommates know upfront. In the end, someone may have to compromise, but neglecting to check off things from everyone’s wishlist could cause resentment and tension.

Pick a Leader

Some property managers or landlords will require a master tenant to sign the lease and pay rent in the event there are several roommates. Palm Property Management does not, but we still think it is a good idea to have a “ring leader” to make sure that everyone stays on top in their tasks and to communicate with everyone about important details.

Shop around

Start your search online! You can review photos, videos, and get tons of information online! Renting is different from purchasing, but it is also a lot more accessible! You can set filters with your desired location, budget, and amenities, and then create alerts so you’re the first one to know if your dream home hits the market. If you don’t find what you’re looking for right away, don’t get discouraged, new places are posted for rent every day!

WHAT'S THE DIFFERENCE?

In general, there are a few major differences between Emotional Support Animals and Service Animals:

Emotional Support Animals – Or ESAs, are defined as companion animals that help their owners cope with the challenges associated with emotional and mental health conditions. By providing comfort with their presence, ESAs help their owners rectify the effects of conditions such as anxiety and depression. Emotional support animals can be a range of animals—from raccoons to Rottweilers—and are protected by law through the Fair Housing Act of 1968. ¹
Service Animals – are specifically trained to perform tasks that directly ease the challenges associated with their owner’s physical, psychiatric, sensory, and/or developmental disabilities. While any animal may classify as an ESA, service animals can ONLY be dogs. Service dogs perform a range of tasks—from guiding citizens who are blind to calming owners with Post Traumatic Stress Disorder (PTSD). However, the most common types of service dogs include guide, hearing, medical alert, mobility, autism service, and psychiatric service dogs. ²

Both emotional support and service animals aid in their owners’ health. However, ESA's aid patients with therapeutic, emotional support, while service animals aid their owners with medical disabilities. Emotional support animals help to improve the mental and emotional health of their owners. In many cases, service animals are the crucial, critical keys to saving their owners’ lives. Because of this vital distinction, service animals are awarded certain legal protections that Emotional Support Animals are not.

THE FINE PRINT: UNDERSTANDING HOW THE LAW PROTECTS RENTERS WITH ESAS AND SERVICE ANIMALS

You have several protections when it comes to housing emotional support and service animals. However, since the roles of emotional support and service animals differ, their protections also range. In United States Law, there are two Acts that define the protections offered to renters and their support/service animals: The Fair Housing Act of 1968 and the Americans with Disabilities Act of 1990.

The Fair Housing Act of 1986 – Protects citizens from discrimination when renting or buying a home. This act thus protects tenants with both emotional support animals and service dogs. This law stipulates that, despite the housing provider’s pet restrictions, landlords must provide reasonable accommodations to disabled tenants who request to keep an assistance animal. These reasonable accommodation requests may include ³ :
A request to live with an ESA or service animal at a property where the housing provider has a no-pets policy
A request to waive all pet deposits, fees, and other rules as they apply to an ESA or service animal
The Americans with Disabilities Act OF 1990 – Or the ADA, protects disabled citizens from discrimination in all areas of life. Thus, the ADA only protects tenants with service animals. It does not protect tenants with animals whose sole function is to provide emotional support. The ADA specifies that, “State and local governments, businesses, and nonprofit organizations that serve the public generally must allow service animals to accompany people with disabilities in all areas of the facility where the public is allowed to go.”

The Fair Housing Act permits emotional support and service dog owners to rent properties that otherwise enforce pet restrictions. However, the ADA stipulates that service dogs are allowed entry into all areas where their owner is permitted—unless their presence would compromise a sterile environment. Thus, while emotional support and service animals have the same protections in housing, service dogs are allowed more permissions in areas concerning the general public.

THE BOTTOM LINE

Summer in Savannah is not for the faint of heart, but man, it is worth it!

As the warmer summer months are moving in, now is the time to start thinking about keeping cool! Here are some of our big tips for staying cool all summer long:

BLOCK THE RAYS

You may have filled your place with apartment-friendly plants , but unless you want your home feeling like an actual greenhouse, we suggest limiting the light that enters your apartment during the daylight hours. Closing your blinds or drawing your drapes can prevent heat gain by 45 percent, lower indoor temperatures significantly, and save you money on the utility bill. Blackout curtains are a sure-fire way to keep the sunshine out of your apartment, but make sure the ones added to your cart have a light-colored backside to reflect rays far, far away.

INSULATION STATION

Did you know the coo l air you’re paying for could be slipping right out your front door? Luckily, if your apartment isn’t equipped with tightly sealed doors and windows, there are affordable solutions to keep the chilled air in and the hot air out. Weather-stripping your space requires placing adhesive strips on areas susceptible to draft. It can be purchased at your local hardware store, is easily installed, and is often made of malleable foam or rubber material. Ensuring the air you’re paying for stays in your apartment where it belongs will keep your home and bills cooler.

POWER DOWN TO COOL OFF

If you’re paying for AC yet constantly running heat-generating appliances in your apartment, you may be sabotaging your own chill. Whether you’re regularly using the dishwasher, computer, curling wand, or stovetop— appliances big and small generate heat and contribute to a warmer apartment.

We’re giving you an excuse to put off doing the dishes or making dinner just a few more hours. Waiting to use large appliances during the cooler hours of the night and early morning could help you stay cool and collected while keeping energy bills low.

ADJUST THE LIGHTING

What if your lightbulb moment for staying cool this summer is ditching the lightbulbs altogether? Some of the heat swirling around your apartment could be from the lights you’re using. Incandescent bulbs are inefficient and waste nearly 90 percent of their energy by emitting heat throughout your home. LED lights are one possible solution. Cool to the touch, these eco-friendly lights emit significantly less heat. Switching to more energy-efficient lights can lower your indoor temperature and electric bill.

MAKE TIME FOR YOUR FANS

Fans are a great way to keep your apartment cooler while reducing sometimes-pricey AC. While fans don’t necessarily cool the air, air movement effectively cools people. If you really want to feel more comfortable inside, you’ll want to do more than just flip a switch.

The first thing you should know is that not all blade-spinning directions are created equal. Clockwise fans will warm the room as it pulls air upwards. Conversely, counterclockwise fans will push air downward, keeping the room breezier by creating air circulation. Creating good air circulation in your apartment will expel health-harming pollutants, remove stagnant air, and regulate indoor temperatures.

CHECK THE AIR FILTERS

Air filters are great for trapping dust and other pesky pollutants, but if yours are past due for a change, your apartment could be warmer, your HVAC system is working harder, and your bills are getting larger. The Palm Team replaced your filters before you moved in, but you’ll want to ensure the job is done once you have the keys, and replace the filters every 30 days.

TWEAK THE THERMOSTAT

We’ll end our apartment cooling tips on perhaps the most obvious fix. Chances are, if your place is too stuffy, the first place you’ll be running to is the thermostat to adjust the temperature. Cranking the AC all summer can leave you with a nauseatingly high electric bill, so knowing how to best utilize the thermostat is in the best interest of you and your wallet.

It's helpful to note that no matter how low you set your thermostat, the unit will push out cool air at a steady speed. Setting an 80-degree apartment to 60 will not ensure a quicker cool-down period, but a longer one. The system will simply continue creating cool air until the set temperature is reached. For this reason, save money by gradually dropping temps to reach your desired temp, or by simply setting your thermostat to the desired temperature.

To save even more dough, turn the thermostat up while you’re out and off when you’re out of town. Consider investing in a smart thermostat to regulate temps for maximum efficiency.

For most of our showings, we use digital lockboxes to allow you to schedule self-showings of properties that you are interested in! You can schedule your showings through ShowMo jo ! We work primarily with self-showings for two reasons:

Finding a great place can be tough, and one of the best ways to get a great, affordable apartment is to combine resources. Renting with friends can be a great experience, if you plan ahead.

Agree on a budget

Figure out what works best for everyone. Discuss everyone’s ideal budget, and agree on a monthly number that everyone is comfortable paying. Determine if anyone is willing to pay more for a perk, like a Master bedroom with a walk-in closet. That way, when someone suggests a place with an outlandish price tag, no one feels embarrassed to say that it’s out of their price range. Discuss your rental history

When applying for an apartment, screening companies will require you to provide information to assess your qualifications as a tenant. Pick an area

One of the big benefits of living with friends is by sharing resources, you can access more desirable areas. All across the country, we are seeing rent increases in urban areas with lots of amenities. With your cost of living budget out of the way, it’s time to determine which neighborhoods you’d all be happy and comfortable to live in. Consider everyone’s commute, where you enjoying spending free time, going out, and also feel safe in. Select a few neighborhoods to broaden your search so you don’t put all of your eggs in one basket.

Be clear about your dealbreakers

So you want in-unit laundry and your roommate wants a balcony with a view. Make sure that you are same page about what everyone expects out of their future apartment and be conscientious of those throughout your search. In the end, someone may have to compromise, but neglecting to check off things from everyone’s wishlist could cause resentment and tension. Don’t put yourself in a situation where everyone else loves an apartment that you don’t want to live in.

Pick a Primary tenant

This is a recommendation, but it can be really helpful to have one person who does the bulk of the communication once you move in. That way, you aren’t having to manage communications with each other and your landlord, which will limit conflicting or confusing reports, which can make sit harder to get what you want.

Safety First!

Remember that the holidays can carry challenges, and it is really important to stay safe! Make sure that your tree is watered, and that you do not use more than three strings of lights in the same plugs, as these are potential fire hazards!

Hanging Options?

We recommend limiting the holes you put in walls and exteriors as much as possible! Alway try to keep your holes to a size that is smaller than an eraser head on a pencil, and be prepared to repair prior to your move-out.

Faux Fires

Look, these faux accessories look better now than ever before and can simulate a fireplace, or holiday candles. They look great, last for years, are easy on the clean-up, and do not violate your lease!

Tree Talk

Much like fires, artificial trees look great, and offer a savings by lasting us for years! However, artificial does not mean that they are fireproof! Look for fire resistant faux trees, and make sure to keep your Faux-sier Fir away form heat sources!

If you really want a real tree, but do not want to be with the needles and disposal, consider getting a tree in a pot! In the New Year, you can plant your old Christmas Tree and give it a new life! (Or move it outside, and give it another year in the pot for 2022!

Never get Locked out Again!

Keeping your Keys Safe, but Accessible

Getting locked out of your apartment can be frustrating, but accidents happen to all of us. We've seen it all the door locks behind you and you forgot your key inside, or you just got home from vacation and realize you left your key behind, or a hard-to-reach roommate accidentally locks you out. We’ve all been there and know it’s not a great feeling to be locked out of your apartment.

When you move in to a Palm Property home, we give all new Residents one key. We keep tight control of keys for your safety! We advise you that you can make as many copies as you like! If you need a new key, we can assist you in getting a key! We do charge $35.00 for each replacement key. (We know that seems high, but when you lose a key, we have to replace our spare, which means you pay for the time we spend replacing that key- so you always have spares if you need them!)

The best way to avoid this fee is to plan ahead! Breaking in through a window is costly and dangerous. Save yourself the street, avoid paying a fee, or losing part of your security deposit with these four tips on how to hide your apartment key in worst case scenarios.

1. THE WINDOW PLANTER

Sticking the key under a flowerpot is too obvious, but you can step it up a notch by securing your key in a waterproof case and planting it with your flowers in the window box or planter.

If you’re not a plant lover or don’t want to get your hands dirty, you can glue a pill bottle to a rock or pinecone and burry the pill bottle into the ground so only the rock or pinecone is visible to the outside.

2. THE DOG’S COLLAR

This method will only work if your dog is with you, but stashing a spare key behind the tags on your dog’s collar is a good back-up plan.You can secure it by putting the key on a ring and attaching it to the collar in the same way you attached their dog tags to the collar.

If this method doesn’t work for you, you can still let your dog help out by putting the key under their doghouse. People looking for keys don’t won’t want to alert your dog, so it’s the last place they would check for a key.

3. THE WIND CHIMES OR DOOR KNOCKER

Wind chimes, if you have them, are the ultimate key-hiding vehicle. Searching through them makes a lot of noise, so it will deter any potential unwanted guests.

For those with an indoor entrance or without wind chimes, you can buy a hollow door knocker, stick a spare key in the back of it, and secure it to your door using Velcro. If your door is metal, you can glue magnets to the back of the door knocker and stash the key behind it. This is one of those “hidden in plain sight” places that should keep your apartment secure.

Other front door related methods and devices you can buy include a working thermostat that hides keys in the back, a bird house with a drop-down latch for keys, or a brick with a hollow inside.

4. KEY SAFES

If you don’t live in a place where you can simply hide a spare key, you still have options. You can think of key safes as the analog version of smart locks. Key safes are little lock boxes that open with a number code. Since the safe only opens with a code, you can hide it somewhere near your door or stick it to the outside of the door. Just make sure to jumble the numbers after you put in your code! Key safes are great ways to hide spare keys and give yourself peace of mind.

TIPS FOR AVOIDING LOCKOUTS

If you’re notorious for locking yourself out, you can use a few tricks so you’re not always searching for the spare key.

Have a key station near your front door. You can use simple wall hooks, buy a key shelf or bowl, or create a DIY version. Having a spot for your keys will help you remember to grab them on your way out and give you a designated space to hang them. This way, you won’t lose your keys and it will become second nature to reach for them because they are always in the same place.

Another option is to put a note next to your door that says “keys.” This sounds obvious, but it’s a visual reminder to check your pockets or bag to make sure your keys are there. Another great idea is to keep your keys, ID, and anything else you can’t leave the house without together so you can grab everything at once and be on your way.

As always, choose the spare key hiding spot that makes you feel the most secure, and to avoid any roommate disagreements, make sure they are on board with hiding a key somewhere outside of the apartment. It’s also a good idea to put a few decoy keys with your actual key. This way, if your keys get into the wrong hands, it won’t be so obvious. Another good idea is to give a spare key to a neighbor or friend if you feel comfortable. Almost everyone has accidentally locked themselves out before, so hiding keys is often necessary. Hopefully these tips will help you avoid any potential lockouts and additional consequences!

Savannah is a Bronze Level Bicycle-Friendly Community (awarded by the League of American Bicyclists!) With our original colonial plan, the Historic District is ideal for a stroll year-round!

CHATHAM AREA TRANSIT (CAT)

Chatham Area Transit offers 15 fixed bus routes in Savannah and Chatham County. Fares are set at a reasonable price, with local one-way services at $1.50. Discounted weekly and monthly passes are available!

DOT Shuttle

The DOT Shuttle is a fare-free service to help visitors and residents get around downtown Savannah. Included in the system are shuttles serving 24 stops in the Historic District and the Savannah Belles Ferry. Use the free shuttle from 7 a.m. to 12 a.m., Mon.-Fri.; 10 a.m. to 12 a.m. on Saturday; and 10 a.m. to 9 p.m. on Sundays.

An Ode to This Old House

I mean, it's more than a show

So not everyone grew up with a Bob Villa handbook, but so many of us with handy (or thrifty...) parents had a very specific job when something broke in the house. Every single time, there you sat, reading the instructions and handing over tools, while Dad was under the sink desperately fighting the P-trap. We learned how to do things and we learned that sometimes, its best to just ay a pro!

Even now, as an adult, with all the skills I learned from television, I still find myself reaching for Bob, Norm, and Tom's instructions. These days, we are so lucky to have YouTube, and we have to be honest, the This Old House channel is a-mazing. From simple repairs to major issues, those nice Yankee folk are still teaching us valuable skills, and thanks to the internet, they are easier to find than ever.

Work Orders- The Best Way to Get Repairs done fast

If there is something not working correctly or an issue in your home! We want to get it fixed! We ask that residents submit a work order for any issues encountered in the home. A work order is a document that provides all the information about a maintenance task and outlines a process for completing that task.

The most important things about a work order are:

You can submit 24 hours a day! Encounter a non-emergency issue after hours? Submit a work order! Notice an issue right before you run out the door for work? Submit a work order!

They keep everyone honest! Work Orders log issues in our system, and notate the time and date of submission and verify that you submitted the work order personally. Even if a work order is cancelled, it is still recorded in our system. This allows our team to track and diagnose issues long-term, and protects you by ensuring that reports are always documented.

We don't live with you. We like you, but that would be kinda creepy. We need you to tell us if there are issues, because we don't know that there is a problem if you don't tell us! Mind reading costs extra, y'all!

You can notify us of your schedule in the Work Order. Let us know when you are available so we can schedule with you! If you don't have a pet, you can let us know that we can enter, making repairing the issue in-house a dream! If you have a pet, let us know about your schedule so we can get you on the calendar ASAP!

It helps us connect you with specialty vendors! As a reminder, we do not release keys to vendors, so if we need to get you a plumber, electrician, HVAC tech, or other specialized vendor, you will need to work with them directly to schedule that appointment. The Work Order system will send you emails with their contact info as well as reminders via text to help keep those appointments on track!

You can attach pictures! Pictures speak volumes- and let's be honest, not all of us know what the doo-hickey does to make the what-cha-call-it work. We just know it is supposed to work. By submitting a picture, you can skip all the jargon, and our team can see the issue and resolve it faster for you!

By notifying us of small issues, you can help prevent more disruptive issues that will inconvenience you if they are left to get worse! Also, you can potentially be considered responsible if you ignore major issues and do not report them to Palm Property. If you neglect to give us important information and the issue gets worse, you can be responsible for damages, and we want to prevent that!

Submitting work orders limits issues, inconveniences, and most importantly, helps us keep the home safe and healthy! We want to make sure that your home is comfortable and safe, but we need you toilet us know if there are any issues!

Once all the terms of the work order are completed, it can be closed. Once closed, the work order is filed away, but the record still exists so if the issue re-occurs we can track it!The Team at Palm Property is here to help you, but we can only help with the things we know about! Make sure that you get the most out of your home by using our Work Order system!

Tips for First Timers

Getting started is tough, but we've been there!

Renting for the first time is a whole new experience! It's exciting and a little scary, but we can guide you through the leasing process! Here are some tips to take you through and past the leasing process!

1. Read your lease

At Palm, we try to send your lease at least 24 hours in advance so you have time to review! Let us know if you have any questions, or if you want clarification on your lease agreement! It's really important that you understand what your landlord or property manager is agreeing to, and what our expectations are of you. Are you allowed to have pets? (Probably) Can you smoke inside the home? (Nope) What's required at move-out? The contract also holds the us, your property manager, accountable. It mentions how much notice we give before raising the rent or showing up at your apartment, and provides other stipulations that protect you, the renter. Do yourself a favor and read through it before you sign it; you’ll be glad you did.

2. Renters’ insurance isn’t necessary, but it’s recommended.

There is no law requiring renters to have renters’ insurance, but it is a huge asset. Most plans are reasonably priced, and protect you and your belongings. Some landlords can require renters’ insurance as a stipulation on the lease agreement. Renters’ insurance is similar to homeowner’s insurance, but it covers your personal items. If a flood sweeps through the building or fire ravages your unit, renters’ insurance will cover the cost of your belongings. So even though it’s not always required, it’s a great thing to have— especially since most policies cost less than $15 per month.

3. Furnish and decorate your apartment a little at a time .

When we move into a new home, it is so tempting to go on a shopping spree and fill the apartment with stylish decorations and furnishings. Resist the urge and buy only the apartment essentials. Experts and folks who've moved a lot recommend spending the most money on essentials- your bed, couch, kitchen supplies, etc. From there, purchase additional items a little bit at a time. This way, you'll save money and be able to invest in items that will last you.

4. Save up for a security deposit and move-in fees.

Before you move in, you’ll have to give your landlord a security deposit. The security deposit is usually equivalent to one month’s rent and is typically refundable, though some landlords can have a non-refundable deposit in the lease. There might also be non-refundable fees, including administrative and re-key fees. Save up for these fees and any others your landlord may require upon move in.

5. Can you renew the lease after the contract is up, or can you rent on a month-to-month basis?

When renting your first home or apartment, one important thing to consider is whether or not you can renew your lease when the original one you signed expires. Some landlords plan on selling or moving into the property and will only rent it for a specified time period. Others are willing to rent it out as long as the tenant is willing to pay. Find out what your options are before signing the lease so you have an idea of how long you’ll be able to stay there.

6. You’ll have to compromise on some things, but you should also know what is a must-have.

Let’s face it, your first apartment might not be exactly what you want. Sometimes, you have to make compromises. Maybe you wanted stainless steel appliances but the ones in your first apartment’s are white. Your ideal apartment had hardwood floors, but the floors here are laminate. While these are minor things you can likely overlook, some things are non-negotiables.

Knowing these things can help you keep you protected! Make sure you ask as many questions as you need to!

What to Know Before you Give Notice

We get it, moving is stressful! Whether you or moving into a Palm Property home or leaving Savannah , having a plan will save you money!

Take these steps before you move out to avoid preventable fees:

Notice:

Give your landlord the required notice to end your tenancy. If you don’t give proper notice, you could end up owing extra rent, which the landlord can take out of your security deposit. Make sure you submit your notice through the online tenant portal. You’ll need this evidence if you end up in small claims court fighting over the deposit.

Early Termination:

If you’re leaving before your lease ends, find another tenant to rent the unit. If you don’t, and the landlord does not re-rent the property quickly, you might owe rent until the end of the lease term—and your security deposit will quickly be used up.

Inspections:

We offer a Move-out Wellness Check for residents. These take place about 3 weeks prior to move-out, and give us information on what the property looks like now. Once that is completed, we send you some best practices for your move out. This is your opportunity to ask us questions and to prepare to fix problems or do more cleaning. Final inspections are done after keys are turned in, so participating in the process can help you avoid preventable fees!

Cleaning:

Confirm your cleaning plans with your landlord. Make sure you understand what your landlord expects, so you don’t end up under- or over-cleaning.

Get the rental in good shape. Clean thoroughly and fix any damage you, your guests, or pets have caused. When you leave, return all keys and remove everything, including garbage, food, and cleaning supplies.

Little things

When looking at potential apartments, there can be all sorts of options and perks that are meant to make your home more appealing or comfortable. However, not all amenities are created equal. Here's a professional's take on which amenities our Palm Property Family consistently chooses, and appreciates long-term!

On-site Laundry

The dream is always in-unit laundry, but shared laundry facilities still cut down on a lot of stress and work for residents. It seems a small thing, but not having to make a trek to a laundromat will pay dividends in time and money. This one is always worth a little extra investment!

Outdoor Space

Whether private or shared, yard, porch, or balcony- having outdoor space can really make a difference, particularly as more and more of us are now working from home. Time spent in green spaces reduces cortisol production in humans, actively reducing stress levels- sometimes within minutes. Having a space to spend outdoors can help our mood, and give us an extension of our square footage.

Parking

Savannah is historic, and lots of the homes closer to the River were built before cars were invented. This can make parking a premium in the Hostess City! With parking at $2 an hour in parts of Savannah, having a dedicated parking area can be a huge benefit for a renters! Serious bonus points if that parking is covered or in a garage!

Our four-legged family members are important! Not just that, having animals makes life measurably better! Like outside time, animals has been shown to decrease levels of cortisol , and also help lower blood pressure. Protecting Yourself in a Digital World

Since COVID, many of us are trying to business safer, so to protect our Residents and their families, as well as our teams and our own families. This means that many of us are doing business digitally than every before. How can you protect yourself from fraud in a world that makes doing business face-to-face harder than ever? How can you tell a dream rental from a nightmare scam?

We've got hints from the experts!

The price is too good to be true

You know the old saying, “If it seems too good to be true, then it probably is.” If you see an affordable apartment in your dream location and the rent is way below what others are charging, there may be a problem. These ads also advertise that utilities are included to sweeten the deal even further . All of this is designed to get that money from you as quickly as possible- money you will never see again.

Scammers often prey on first-time apartment renters, long-distance movers and those who aren’t internet savvy. Of course, there is a chance the listing is real and you’re getting a great deal, but be careful. Look for fair deals, not unbelievable sales. Browse local listings to get a sense of typical rents prices for the area, and keep copies of all your communication with the landlord or property manager.

The landlord gives too much personal info

The landlord offers too much information in hopes of gaining your trust. Keep an eye out for landlords who offer unsolicited information, like details about family members, jobs, churches, etc. If it includes info you wouldn't normally tell a stranger, then it might be a scam.

The landlord gives conflicting info

These scammers often tell you that they are looking to rent out their personal home, and then find other properties for you. Or they say that they are trying to rent out their home while they go through a job change, and then give you an email address that seems like it belongs to a property management company. If it seems like they are both a single owner and they manage multiple properties at the same time- that is a sign that they are a scammer- and they just got caught and moved on!

The landlord asks for personal info- but not a credit check

These applications often include questions that are easily verifiable- but they ask you to provide the information to seem legitimate. They also can include weird questions that are not legal to ask. If you see questions about your religion or sexual orientation, that is a red flag. (It's also illegal, so it's a good idea to steer clear!)

If your potential landlord is asking for personal information such as your Social Security number or the routing number for your bank account, do not provide this. There is no need for that information in the search process. This information is often asked as part of a credit check, which is VERY normal, and a sign of a good property manager, when included as part of the application process. (Bonus points if that application is in a closed system, like AppFolio or other recognized Property Management Systems. ) You should NEVER email your SSN.

The rental property is listed for sale elsewhere

When you see a great rental listing, consider searching the address to see if the property is listed for sale on another site. If it is, you might want to ask the owner why it’s for sale as well as for rent. Maybe the owner couldn’t sell the house quickly enough and decided to rent instead. But you don’t want to show up on moving day and find out that someone has purchased the house. Or that the “landlord” never owned the house to begin with.

The rental description is poorly written

Misspellings or poor grammar in listings are major red flags. At Palm Property Management, we make sure that our listings are descriptive and error free. (Seriously, errors mean that the Leasing Manager gets made fun of- like, a lot.) While not every listing has perfect grammar and spelling, consistent issues can be a sign of fraud.

The landlord is out of state or out of the country

While there are landlords who buy houses out of state and use them for income, our team is always nearby. "Out of state" is often an excuse to not meet in person, and to ask for untraceable forms of payment. When working with a property management company, there is no reason that being out of state would mean that you cannot get an answer, visit an office, or pay with a check or money order.

The landlord asks you to wire funds- or use unusual payment methods

You should never be required to secure an apartment or a house by transferring money to a landlord, especially when you haven’t seen the place or signed a contract. If a landlord is solely focused on the deposit payment, and won't answer questions until they have it- that a red flag!

We're also seeing more BitCoin based scams. If a landlord asks you to take cash and deposit into an ATM, do not do it!

Know your rights... and report proactively

If you spot a possible rental scam you should contact the website that published the listing. If you can, market as a fraud, so that no one else encounters it.

If you think you have been scammed, file a complaint with the Federal Trade Commission. Be sure to keep copies of all communications between you and the possible scammer!

Doing it Yourself for Renters

One of the best things about renting is not having to worry about property failures. If there's an issue that results from a mechanical issue, our Maintenance Team and Property Owners work hard to get issues resolved quickly- and at no cost to you.

But what happens if you break something? It's a fact of life that people, kids, and pets will break stuff, and generally it's no big deal! In some cases though, you could be responsible for paying for the repair! This is why it is so important to submit work orders when there are issues so that they do not get worse!

We want to help with preventable charges, and sometimes you can repair an issue faster and cheaper by yourself! We get it! So long as you are not making alterations to the property, you can absolutely do that! (If you'd like to make a change, just give our Maintenance team a call so that they can make sure the Property Owner okay's any changes before you do anything!)

This Old House has it's own Youtube channel! Really! For kids of the nineties and before, we learned pretty much everything we needed from Bob Villa, and Bob's still here for us. From plumbing to big projects (renters be careful there!), this channel has tons of resources!

The Home Depot Youtube is crazy helpful! With videos for everything from plants, to repairs, to cleaning, to crafts, to packing, the Depot has you covered!

Lowe's

The Lowe's channel is more focused on design, but their DYI for Renter's series is a standout for folks who are looking to add a little style to their rental home or apartment!

Ace

Ace is not kidding about being the helpful hardware place! Their Leftovers series shows you how to make the most of leftover paint, their How-to fixes are great, and they even have recipes! Ace has everything and their channel reflects that!

There are tons of great experts available who can help you repair and improve your home, and your Palm Team is here to help and guide you! Want a recommendation of a reputable resource that you couldn't find on these channels? Just ask!

The Hostess City has many opportunities to give!

Whether you are moving to a new home, spring cleaning and going through your belongings, take the time to determine what you actually need and what doesn’t fit into your lifestyle anymore. Lucky for you, there are a bunch of organizations in Savannah that use your contributions to help! Some even offer free furniture donation pick up.

Many nonprofit organizations will take your furniture and either give the items to people in need or use the money generated from sales to help others, so you can feel good about helping people while getting rid of unwanted furniture. Check out these 10 organizations that offer free furniture donation pick up.

Habitat for Humanity

Building affordable housing is Habitat for Humanity’s mission. This nonprofit organization has helped build and restore homes for families in need across all 50 U.S. states as well as 70 countries across the globe. They also have nearly a thousand Habitat ReStores where homeowners or renters can pick up used items for a discounted price, which helps people build or make home improvements in an affordable way.

Proceeds from the sales go back into Habitat for Humanity so that they can continue building homes that all people can afford. Give Habitat for Humanity a call or use their online scheduler to set a pickup time.

Goodwill

Goodwill uses the proceeds from the sales of donated items to help people with job training and placement. You’ll find thousands of Goodwill thrift stores throughout the country. Generally, Goodwill prefers you to bring your items to a donation center, but depending on the chapter and location, they may come to your home to collect large furniture items. Contact your local Goodwill chapter to see if they offer free furniture pick up.

Savannah Humane Society Thrift Shop

The Savannah Humane Society Thrift Shop raises funds to help keep pets safe! As a private non-profit solely supported by donations, the thrift shop is a critical revenue source for our shelter operations comes from shoppers and donors like you, who shop at our store and donate used items. Your donations allow this organization to continue to save more lives and find pups, kittens, and other pets forever homes.

The Salvation Army

For over 150 years, the Salvation Army has helped those in need. When you donate to this organization, they deliver items directly to shelters, rehabilitation homes, or their thrift stores where shoppers can pick them up at a low cost. Proceeds from the thrift store sales help fund the Salvation Army’s Adult Rehabilitation Centers.

It’s a breeze to schedule a free furniture pickup for your items. Simply go online and set a time for them to come to your home or business to pick up the used furniture. They’ll even stop by if you’re not at home. Just leave the furniture on the curb and label it “SA” so that they know it’s for their pickup.

Donating your used furniture and other items not only helps you declutter but allows you to help people in your community. So, when you’re ready to get rid of some furniture, give one of these organizations to see if they can arrange for a pick-up, or swing by to drop off items to help your community!

Moving can be tough! Plan ahead with some classic cinema.

Moving can be stressful, even when you have a full film production staff behind you! There are tons of movies about moving to learn from and laugh at while you are preparing for your own move! Here are some of our favorites:

Looking for a tear-jerker and a heart warmer? Up is a classic! Carl's unorthodox moving plans are interrupted by Russell and his faithful companion about fulfilling dreams, reconnecting with the world, and what a cranky old person can accomplish with enough gumption- and helium.

Karate Kid

New neighbors can be the best part of moving. Old neighbors can also be a great reason to move. Daniel gets a great new neighbor and teacher in Mr. Miyagi , learning and growing into his new home and adulthood in the process.

Money Pit

Money Pit is a hilarious romp- and a cautionary tale about buying vs. renting. There may not be a lot to learn from this one, except what not to do, but it's still a fun watch and an early Tom Hanks classic.

Moving is rarely fun, but moving on is worse. With some of the worst new roommates imaginable, it may be tempting to try some underhanded tactics to improve the situation. However, some things are better left unsaid in this classic comedy about redecorating with ghosts.

How to get your pet approved

For many of us, our pets are an important part of our family, and moving without them is just not an option. Or maybe you’ve lived in one place for a little while, and are looking to grow your household by four legs. In any case, if your home is pet-friendly, we can help you get ready for a new pet!

Step 1: Your Petscreening.com Profile

At Palm Property Management, we screen all of our residents- even the four legged one. Make sure that you start off on the right foot (paw?) by submitting the screening for your pet! You can do that here https://palmpropertymgt.petscreening.com

Step 2: Get the paperwork together

Make sure that you have all of your pet’s veterinary forms on file. We require a minimum of rabies vaccinations to be up-to-date for all pets!

Step 3: Make sure that you understand the pet deposit

Once you are approved, you will be sent information on your pet deposit. We allow up to three dogs, and all pets must be approved. Here’s the pet fee breakdown:

Large Dog – 20lbs or over = $300 (NO large dogs at "Twin Oaks" allowed)
Small Dog – under 20 lbs = $250
Cat = $150
Other Animals = TBD
1st & 2nd animals are full price
3rd animal is $125

Is your pet an assistance animal? We can help with that too! Assistance animals do still need to have a pet profile filled out, and you must submit the HUD required documentation to Petscreening.com to verify assistance status. We know how important it is for people who need them to have access to their service animal, and we appreciate you submitting all required documentation so that we can make sure that assistance animals benefits are afforded to everyone who needs them.

Step 4: Consider Pet Insurance and/or renter’s insurance

We always recommend renter’s insurance, as it protects your personal items. If you have a pet who can do damage (and let’s be honest, all pets can cause damage if they’re determined enough!), you might want to get renter’s insurance to protect your personal items and the property from damage. Pet Insurance is also a great idea, as it can help cover unexpected veterinary costs!

Can I paint the walls in my apartment a different color?

Make sure you reach out to let us know of any major changes you want to make! Making changes to your home without permission is strictly prohibited. If you want to make changes, let us know, and we can help you get approval from the owner.

Hanging Artwork

Hanging up artwork is a great way to personalize your home! Make sure that you use mall nails and screws. Large or excessive holes in walls can result in fees when you move out!

Command strips

Command strips will tell you lies. They are called strips because that is what it will do to the paint. Just don’t let them break your heart, because we will have to charge you if it rents the paint.

Plant a garden

From indoor plants to raised gardens, plants can help clean air and elevate mood! They’re a great way to make your house feel like a home.

Join a Community Organization

Get involved with a local organization or volunteer! Attend a neighborhood event! Make sure that you don’t just live in your house- make a home in your community! There are tons of ways to get involved, whether you join a weekly or monthly meeting, or go to a neighborhood clean-up every once in a while, getting involved in your community is a way to get involved and give back.

Do I really need Renter’s Insurance?

Moving can be exciting and stressful, and it can be easy to forget the details. One of the details you want to make sure that you take care of when you move is renter’s insurance.

In your lease, you will find a section that details your responsibility to protect your own personal items. In most rentals, you will find that the property is covered by the Owner’s insurance. Your personal items should be covered with rental insurance. Rental insurance covers your electronics, furniture, clothes, and anything else you have set-up with your insurance company! A renter’s insurance policy will protect your belongings in case of fire, theft, or damage.

You also need liability coverage for damages caused by negligence. We know that life happens, but if a resident causes damage that affects the property or a neighboring property, it will have to be repaired. For example, f you accidentally leave the kitchen sink on and it leaks into your neighbors’ apartment, you could be found charged for that damage. Renter’s insurance would cover those costs.

We know that this is not fun to think about, but it’s better to plan ahead!

What exactly will my policy cover—and what won’t it?

Personal Property

Most standard renter’s insurance policies offer protection for your belongings in case of power surges, water damage, fire, vandalism, theft, and other events out of your control.

Loss of Use

Your policy also covers your living expenses in case you must leave your home after an accident. Say that lightning strikes your home and the place needs repairs before you can live there again—loss of use will cover a hotel, food, and any other expenses you incur during that time.

Liability

Your liability coverage pays for bodily injury and property damage caused by negligence—like if your dog rips up the carpet or chews through the wall.

Palm Property Management recommends rental insurance for all of our residents. It’s a great way to make sure that all of your personal items are protected, and offers all of us a little more peace of mind.
