HVAC Troubleshooting

We want to make sure you stay comfortable! Some HVAC, or air conditioning, systems can be easily repaired with some basic steps! By taking these steps, you can get your system back up and running fast, and can save yourself preventable charges!

If technicians find that these four steps were not completed, or that a unit was misused, causing HVAC/air conditioning issues, a minimum charge of $150.00 will be charged to the Tenant Ledger.

Four Steps Air Conditioning Troubleshooting

Step One: Check the Thermostat

Have you replaced the batteries in your thermostat recently? A weak or dead battery can cause issues with temperature regulation, leading to discomfort. Please check and let us know if the batteries have been replaced.

(Not all HVAC systems use battery operated thermostats, so if the thermostat does not pull off the wall, it's probably wired!)

Step Two: Check your Filter

Are you changing out your air filter every month? A clean air filter promotes better airflow and helps maintain a healthier living environment. If you haven't replaced your air filter recently, we strongly recommend doing so. Please inform us if the air filter has been changed within the last month.

Step Three: Breaker Check

Have you checked the breaker? Sometimes, an air conditioning unit may stop working due to a tripped breaker. Before submitting a maintenance request, please ensure that you have inspected the breaker box and verified that the circuit is functioning properly.

Step Four: Check for Ice

Is there any ice that you can see on the HVAC System? Sometimes, if you set the temperature too low, the HVAC system will create ice, which will freeze the system, preventing it from cooling. To resolve the issue, turn the system OFF for AT LEAST two hours. (We recommend 24, but that's not always feasible- but it works the best.) 

After two hours, you can turn the system back on, dropping the temperature two degrees at a time to give the system time to recover.

If you've gone through these steps and your air-conditioning has not responded, please let us know! Either reply to the work order emails or texts with an update, so our team or our vendor gets that update!



If you have not submitted a work order, do so as soon as possible!
