  • How do I start the application process?

    Simply go to our Available Rentals page, select a property to apply for and get started! 

  • Can I apply for a property if I have not seen it?

    YES! You can submit an application before you see the property! 


    Applicants who are in good standing can schedule sneak peek showings before the property is available to be scheduled online. This is the best way to see the property before anyone else does. If you want to wait to see the property before you submit an application, that is totally fine, but you will have to wait until showigns can be scheduled through our website. 


    Please note that there are risks associated with renting sight unseen! We know sometimes it is necessary, but in those cases- Residents do assume responsibility for choosing to rent sight unseen. 

  • What do I need when I apply?

    The more information you can get us, the faster our screeners can get you a response! We highly recommend submitting your application with: 

    1. Six (6) weeks of pay stubs or two (2) months of bank statements

    2. Email address for your current employer

    3. Email address for your current or previous landlord. 

    4. Petscreening.com Pet profile for all animals you want to bring with you. 

    5. Photos of any vehicles

    6. Picture of a current government issued ID.


  • What if I have filed for Bankruptcy?

    Recent bankruptcies (in the past 24 months) may result in denial. Bankruptcy filings that are discharged and paid in full will be reviewed by our screening company for approval on a case-by-case basis. Applicants will be asked to provide documentation that the balance of accounts are paid in full and the bankrupcty has been closed and discharged. 

  • How do I reserve a property?

    We work on a Firt-Come-First-Served-First-RESERVED basis. To take a proeprty off the market, you will need to: 

    1. Submit an application

    2. Finish that application to approval 

    3. Pay the Deposit


    Once the deposit is paid, the property will be reserved by ther first person to pay that deposit.

  • How do Rent Reservation Fees (deposits) work?

    Before you move in, your deposit is referred to as a "Rent Reservation Fee" as it allows us to reserve the apartment for you. This lets us take the home off the market, so no one else can apply for it or reserve the home. 

  • How long does the Rent Reservation Fee (deposit) hold the home for?

    The Rent Reservation Fee will hold the home off of the market for up to ten (10) days. After that, you will have to pay rent to continue to hold the home. 

  • Are Rent Reservation Fees (deposits) refundable?

    Yes, your deposit is potentially fully refundable! Deposits are only refunded AFTER move out. If you complete all of the requirements for your move-out outlined in your lease and return the property without damages, we can refund your deposit in full. If you are not able to do this, any charges for cleaning or repairs will be deducted from that deposit and any remainder will be refunded to you. 

  • How much will my utilities cost?

    Most of our properties have tenant-managed utilities so residents have the information on how much their utilties cost. Utilities also vary depending on useage, so we cannot offer quotes! 


    You can go to  the utility copany and ask if they can provide you the historic data on how much previous Residents spent on their services, but we cannot provide quotes for specific properties or individual usage. 

  • Can I paint the walls in my apartment a different color?

    Making any changes to the unit without permission is strictly prohibited in your rental agreement and may be grounds for eviction. Please obtain prior written approval from Palm Property Management before making any changes to the property.

  • Can we bring our own washer, dryer, refrigerator, stove, and dishwasher?

    This is handled as a case by case situation depending on the property. 


  • Can we end the lease early and if so how do we terminate properly?

    If you decide to move out prior to the end of the lease term then you will be required to give us 60 days written notice, pay rent through that 60 day notice period, and leave the property in a clean and “rent ready” condition. There may be an early termination fee that will apply. 

  • Do you spray for bugs or is this my responsibility?

    Pest control is the tenant's responsibility.


  • How do I get other repairs on my home completed?

    Fill out a repair request available on your online tenant portal under "request maintenance". Please provide detailed information and photos if possible. This will ensure that your maintenance request is completed in a timely manner.

  • How do I have utilities changed to my name?

    Utilities are often taken care of by the tenant, if the utilities are inclusive of the rental price then we will make that known. Use our links provided under tenant resources.


  • How do I pay my rent and when?

    Rent is due on the 1st of every month and late after the 5th. On the morning of the 6th there will be a 10% late fee assessed to your rent. For your convenience, we offer rent payments online as well as a drop box at our office for after-hours payments. WE DO NOT ACCEPT CASH. Tenants can make payments in a few different ways.


    1. Payment can be completed online! Simply log into your Tenant Portal, select Make Payment, and enter the necessary information. There is no service charge for online payments unless you use a credit card.

    3. Payment can be brought into the office at the address on our home page during business hours. We are open Monday-Friday 8am-5pm.
  • I want to get a pet. What do I do?

    We have a process for getting approval on ALL animals. To be approved you, will need to complete the pet screening at: https://palmpropertymgt.petscreening.com/ , and fill out the screening form for each animal. There is a small fee for processing this through our pet-screening vendor. Please be aware that there are breed restrictions, for more details please contact our office. Once you submit the screening, then the results will be provided to our company with their determination. A non-refundable pet fee and a lease addendum will be required after approval, prior the animal(s) being added to your home.


  • My lease is ending soon. What are the next steps?

    Prior to your lease ending, we will contact you regarding a possible lease renewal. If you choose to move out at the end of your lease, please first review your lease terms which are found in your online portal. If you have additional questions, please submit them in an email to the office.

  • What do I do about a plumbing problem?

    The first step should be to turn your water off, if possible. Following that, Fill out a repair request available on your online tenant portal under "request maintenance”. If a plumbing emergency happens after hours, please call our office by leaving a voicemail on the office phone. Someone will be in touch with you as soon as possible.


  • What if we notice something wrong with the property after moving in?

    We provided an inspection report to you, on this form please note any discrepancies within seven days of move in. Please submit a repair request available on your online tenant portal under "request maintenance". Please provide detailed information and photos.


  • Who handles the Lawn care?

    The party responsible for lawn care is always designated in each lease we sign.  In most cases the tenant is responsible to maintain the premises and provide lawn care unless specified in the lease.  In other cases, particularly condos, townhomes, and complexes lawn care and maintenance is provided through the HOA.

  • Who pays for repairs in my unit?

    You will be billed for repairs if the repair was a direct result of actions that were the tenant’s responsibility. Remember tenants are also responsible for damages done by their guests.

  • Are there any fees for me to move-in?

    Fees can apply!

    Applicants will pay an Application Fee to cover background and credit checks. 


    Once approved, Residents will pay a Resident Leasing Admin Fee. 


    Residents with pets will also need to pay for a petscreening.com pet profile, as well as Pet Fees.

  1. FIRST COME (Scheduled appointment & viewed the property)
  2. FIRST APPROVED (Application has been completed IN FULL and approved by Palm Property Management.)
  3. FIRST RESERVED (The first applicant with the above two items completed to put down the required funds will have the property reserved and taken off the market.)
