Maintenance Coordination

Our team of Operations/Maintenance pros schedule and oversee all repairs. We have an in-house team of technicians so that we can react quickly to issues and limit costs for Owners. Our Operations Team also coordinates with Vendors to provide timely service.


Management has a cap of $300.00 to repair without approval excluding emergency situations, to ensure timely repairs for small isses. Any single repair that will cost over $300.00 will be quoted to the Property Owner prior to repairs being started.


Platinum Oak defines an emergency maintenance work order as any issue above and beyond normal work orders, such as excessive: plumbing, water, HVAC, appliance issues, structural, mold, et al. 

With Maintenace Emergency Work Orders, we attempt to mitigate further costs. If Owner does not provide an answer in a quick and reasonable timeliine, Platinum Oak will continue with mitigating the emergency work order, and then consult the Owner for final solution.
