The Application PRocess

Our goal is to make the application process as simply as possible, while treating all applicants fairly.

People are not one-size-fits all, and our professional team of screeners knows that! If you have a special circumstance, or are missing information, we can help!

Missing application info is not the end of the world, but it can slow down your approval process, mean that you have to pay a higher deposit or otherwise complicate the application process. 


If you are missing something simple, like pay stubs, or pictures of your car, go ahead and complete your application. Our amazing Assistant will reach out via email, so you have another opportunity to send us that information after your applications complete! 


Here are some of the most common application issues and how you can overcome them, or keep moving through the application process so we can work on getting details worked out later!

No Middle name?

Never Rented Before? / Rental History

For the Landlord section, include the name of the family member you want us to contact, and the relationship in the Landlord section.

If you are renting again after not renting for a while, whether due to having a mortgage instead, living abroad, or military service, simply put in your most recent address. In the reason for leaving, please add the context,  such as: 

“Living with Family”

“Lived abroad” 

“Moving to the US” 

“Military Service”

“Mortgage- I own my own home” 

“Mortgage- I recently sold my home”


Don’t know your Landlord’s Email address?

If you have the landlord’s contact info but not their email address, we recommend calling to get their email address and getting that to us later on. We send them a form to fill our via email. If we can get a positive review from your previous landlord, that can help keep your deposit low. Without that, you may be assessed at a higher risk by our screening company, which can result in higher deposits.

Self-employed?

Fill out to your best ability, but make sure that you provide income documentation when you are self-employed. Either paystubs if you pay yourself a salary, or full pdf’s of your bank statements if you do not pay yourself a salary.

Don’t have an email for your boss/HR Person?

This has to be filled out to move forward. You can either fill out your own email address OR give us a temporary one, such as your own.



If you have your boss’s contact info but not their email address, we recommend calling to get their email address and getting that to us later on. We need confirmation of current employment and details from your employer,and we send them a form to fill our via email. Having that form filled out can help keep your deposit low. Without that, you may be assessed at a higher risk by our screening company, which can result in higher deposits.

Got a side hustle?

For our screening company to include this as income, we do need documentation for at least 2 months (pdf’s, in full. Screenshots are not accepted by our screening company): 

  • Pay stubs 
  • Bank Statements
  • Third party payment statements, like those from Zelle, the CashApp, Venmo, etc. 
  • You can submit bank statements that show deposits from apps or cash deposits.

Please do not include any income that is not yours.

If it is your spouse’s or family member's income, they should submit their own application. 


SSI:

If it is your  SSI or other benefit, attach that as income documentation

Our screening company cannot accept anyone else’s SSI as income.



Got support? (Like SSI?)

These is not considered employment, but it can qualify as income. Simply fill out your employment if applicable, or fill out as show above the in the “Not employed?” Section. (Of course, notate if you are retired or on disability as pertains to your status.) 


Then include this income in the Additional Income Section: 


If a temporary Social has been issued to you, please use that! If you have no Social at all, please this to allow you to progress:

Please note that without a Social Security number, we may not be able to pull a credit report for you. This may result in the process taking longer, or in an increased deposit.

These are important! Make sure that you read thoroughly and respond to the best of your ability!


The first two questions are super important. If we find a lie at this point, that can be automatically disqualifying.


Any open previous landlord balances can be disqualifying, as can open bankruptcies, so it is best to clear those up before applying:

Where do I attach documents?

Don’t have the needed documents?


Just attach something. A nice photo would be fine. You can also just add multiple copies of your Driver's License.


You can also go ahead and attach photos of the side and rear of your car.

Once you submit an application, we will also send you emails as we are processing your application, so we will have time to catch up and get context!

*** Please be advised that we rent on a First-come-first-served-first-reserved basis. This means that the first approved applicant to pay the deposit takes the home off the market. You cannot pay a deposit until you are approved. 


While we can overcome these things to get the application started so that things move efficiently, this is done for speed. You will still need to get us the requested information before we can approve you.***
