Screening

Our application fees are set at $50.00 and covers your background check and screening. We run our background checks looking at four main factors: your residential history, your employment history, criminal background, and credit history. 

We work with a screening company to ensure fair treatment for all applicants.

How do we work

Every Resident of a home over the age of 18 needs to submit their own application and be approved through our screening process!

How do I Apply?

Our team will contact you for any additional information to complete your application!

4.

Once approved, move forward with Rent Reservation Fee (deposit ) payment

What do I need to apply?


The more information you can get us, the faster our screeners can get you a response! We highly recommend submitting your application with:


  • Six (6) weeks of pay stubs or two (2) months of bank statements
  • Email address for your current employer
  • Email address for your current or previous landlord
  • Petscreening.com Pet profile for all animals you want to bring with you
  • Photos of any vehicles
  • Picture of a current government issued ID


The more of this information you provide, the faster we can get you approved! If you do not have that information to us when you apply, simply email it to us later on!




What Qualifies as Income?

Could this Disqualify me?

  • Bankruptcy?

    Any open Bankruptcy or Bankruptcy filing inthe past 12 months is disqualifable. 


    However, if your bankruptcy is more than 12 months past, closed, paid, off, dismissed, or otherwise completed, the screening company would not automatically deny. 


    (However, the credit history that resulted in a bankruptcy filing might mean that getting a cosigner would be a good idea.) 

  • Debt?

    Having over $10K in commercial or credit card debt can be disqualifable, if it is past due, written/charged off, or otherwise unpaid. 


    This does not include medical or education debt. (Medical or education debt can be disqualifyable if past due, written/charged off, or otherwise unpaid, but the minimium threshold is much higher. If you are deferred, then you are not past due.) 

  • Evictions?

    Screeners cannot approve anyone who has had an Eviction/Dispossessory filing in the past 12 months. 


    Evictions that are over 12 months old, and fully paid off are not disqualifyable.  

  • Debt to Previous Landlord/Property Manager?

    Any outstanding amount due to a previous landlord, property manager, or apartment complex can prevent approval until that balance is fully paid off. 

  • Criminal Records?

    Criminal Records are not automatically disqualifable, but some crimes (such as Part 1 crimes, violent crimes, and repeated recent charges) are.

First Time Renter?


Our screening process is based on a number of factors. If you are renting for the first time, we can definitely work with you! As part of the applicaiton process, your risk is assessed based on the information you submit! This is how your Deposit Reservation Fee is set so you may wish to consider a cosigner!
